What to bring to your first appointment

It doesn't matter whether we meet in person, over the phone, or on a video call — the information we'll need is the same either way. You don't need to have everything figured out before we speak.

Bringing along three months of payslips, three months of bank statements and some photo ID will help us get a full picture and point you in the right direction. And if you haven't got all of that together yet — don't stress. We can still have a useful conversation and start making progress.

Frequently asked questions

What is the Standard Variable Rate (SVR)?
Every lender has a default interest rate called the SVR. It rises and falls roughly in line with the Bank of England base rate. Most borrowers avoid it by taking a short-term deal at a lower rate — and remortgage before it kicks in when that deal expires.
What types of mortgage deals are there?
The main ones are fixed rate (your rate stays the same for the deal period), tracker (follows the Bank of England base rate), and discounted rate (a set percentage below the lender's SVR). Fixed rates are the most popular choice for first-time buyers as they make budgeting straightforward.
What's the difference between repayment and interest only?
With a repayment mortgage, your monthly payments cover both the loan and the interest — so by the end of the term, you own the property outright. With interest only, you just pay the interest each month and clear the capital at the end. Most first-time buyers go repayment.
How much will my mortgage cost each month?
It depends on how much you borrow, your interest rate, and the length of the term. The bigger your deposit, the lower your Loan to Value (LTV) — and usually the better the rate you can access. We'll walk you through realistic figures during your first chat.
What other costs do I need to budget for?
Beyond the mortgage itself, the main ones to plan for are:
  • Solicitor fees — typically £1,200–£2,000 including searches and disbursements
  • Stamp Duty — first-time buyers pay nothing on properties up to £300,000
  • Mortgage adviser fee — we'll be upfront about this from the start
  • Buildings insurance — required by all mortgage lenders
  • Removal costs and furnishings — easy to overlook, worth factoring in early
Do I need life insurance?
It's not a legal requirement, but we'd always recommend talking it through. If you or your partner couldn't work or weren't around, would the mortgage still be covered? A life or income protection policy answers that question — and it's often cheaper than people expect.
